Party Wall Case Study – Arkley

This project involved the construction of a high-specification new-build detached residence in Arkley, North London.
Scope of Party Wall Involvement
The property spans three storeys and was constructed on a previously vacant plot adjacent to an existing residential building. The proposed development required significant excavation works, with new foundations and piling extending to a lower level than the neighbouring property’s footings.
The project required a detailed and proactive approach under the Party Wall etc. Act 1996 due to the nature of the works, including:
- Excavation for new piled foundations deeper than the existing neighbouring structures.
- Demolition of minor site obstructions close to the boundary.
- Construction of a full three-storey structure within 3 metres of an adjoining owner’s foundations.
Party Wall Procedures Initiated
In accordance with the Act, Section 6(1) notices were served to the adjoining owner to notify them of the proposed excavations within 3 metres and to a depth lower than their existing footings. Given the scale and complexity of the works, the adjoining owner appointed their own surveyor, and a party wall award was agreed and served prior to commencement.
